To their credit this developer has built up a portfolio of properties including this resort at Pembroke Pines, which consists of a 27-hole golf course, conference center and 137 room hotel currently operating.
Joint Venture Opportunity - Terms
We are offering a JOINT VENTURE on this project. 40 million for 50% share in the resort. 700 new units can be built on 250 acre resort in a community close to Miami and Fort Lauderdale. We are able to offer this project to interested parties due to the fact the current joint venture buyer has been unable to secure the funding they had expected to achieve.
What we Offer - Outline
Entitlements in place and completed for 700 plus additional mixed use development.
- Purchase Price $65 million would give the buyer 50% interest in the project.
- $100,000 soft deposit whilst Due Diligence is completed
- ANTICIPATED VALUE upon completion between $300 and $500 million dollars.
- EXISTING LAND, HOTEL & GOLF RESORT IS OWNED FREE AND CLEAR
- $20 MILLION required when Due Diligence is completed, with the balance of $40 million to be paid in a phased pay-down to be negotiated with the Seller, which could be over 2 or 3 years.
- Seller is agreeable to allow the property to be utilized as collateral to obtain the construction funding, should Buyer require this.
- Two of the top management companies have been in negotiation to manage the property when completed, and are very interested in taking over, subject to Buyer’s agreement.
- Project to include NEW Golf facility which is backed by TOP GOLFER, this will not interfere with the current Golf Course, but be an added attraction which will bring in extra business as it will be on the basis of a golf range where families can enjoy the facility together.
- New pool area to be built which will comprise Lazy River, and top of the line pool with slides etc.
- Current hotel to be refurbished and extend the current conference area to a 1000 person capacity to attract conventions and weddings. This will be a full Resort Community.
- Fast access to Miami, Ft. Lauderdale, Palm Beach and Naples, as it is centrally located.
- Currently no 5 Star hotels in the area, and it is envisaged a 5 Star hotel with a mid range hotel would be built to suit with personal BRANDING.
- Conveniently located close to I.75 and one of the largest Malls in America, which is approx. 15 minutes away.
